Carlson Property Services is family-owned and operated right here in Lindstrom, Mn. Since our company opened its doors, we’ve treated every customer like they were a part of our family. Other companies may offer similar services, but our services are the best, and come with a personal touch.
We take the time to explain the inspection process, and the financial benefits of having the home or property inspected, to our clients.
In today's market, the banks are overwhelmed with property! They do not inspect these properties! They simply put them back on the market, and sell them, as-is. They do not have the time, or the resources to inspect property. They hire property management companies (who then hire vendors) to clean-up the property, and maybe re-key the locks on the doors. Most of these properties are sold in bulk to large investment companies, who then have to scramble to rehabilitate, then rent the property, due to the market trend.
The rest, are bought by individuals like you, and this is where we come in.
When an offer to purchase a home has been made, it is typically with an agreement that the home is inspected, or the offer will be withdrawn. This agreement protects you, the buyer! Home inspections are not graded, they are simply an objective report issued to the buyer, so they understand the condition of the home. Most homes are in good- to- great shape, few are in poor condition, and need to be rehabilitated in some way to make them habitable.

Home Inspections; The Seven Major areas of our inspections.
EXTERIOR- This includes the grounds, driveway, entrances, siding, soffits, fascia, gutters, decks/ patios, sealants, and window/door conditions.
ROOF- Includes all materials used, shingles, flashing, sealants, the over-all condition, their age, and typical expected life-span.
INTERIOR- Includes all safety hazards, stairs, handrails, smoke and CO2 det, moisture issues, all doors, windows, and insulation/ vapor barriers.
STRUCTURE- The foundation, framing of all walls, the roof / attic structure, the materials used, their condition, and any hazards observed.
PLUMBING- City/Private well, materials used, valves, all fixtures, water flow, drains, Sump / Lift stations, and any cross- contamination.
HEAT/ VENT/ A/C- All main heat/ cooling systems, definitions, operable condition and typical life-span, all venting and exhaust.
ELECTRICAL- Main panel, Sub-panel, description of service, any wiring issues, all switches, all outlets, fixtures, and safety hazards.
We prefer to have our clients join us during an inspection, if possible. This is the best time for our inspectors to issue a report to our clients, and to answer any questions that you may have. We are here to help you resolve any issues that may come up during an inspection.
